Pendimo identified the land as having development potential after conducting a strategic review on behalf of a retained Land Promotor. The site was promoted through the local plan and secured planning permission for m80 houses within months for the initial promotion agreement had been signed.

The site value was then negotiated with the land owner and the promotor and a figure was agreed where all parties were happy.
